The first floor consists of parking, an elevator lobby and three future tenant spaces. The second floor is a 11,570 SF surgery center including three OR rooms and all associated support spaces. The third floor is a 10,600 SF orthopedic clinic, which includes an X-ray room. The fourth floor is comprised of a 9,330 SF physical therapy suite and 1,170 SF MRI suite. Andersen’s team saved the owner $820,168 in value engineering and returned an additional $256,768 in savings after construction was completed.
