Negotiated GMP Success

PRIVATE DEVELOPMENT SUCCESS

Negotiated guaranteed maximum price (GMP) work is our most common delivery method. The Yard development on Portland’s Burnside Bridgehead is an example of private development construction success.

NEGOTIATE, ESTABLISH A GMP AND PERFORM

Yard was a success across the board for all stakeholders. After complete preconstruction services, we established a GMP, built a state-of-the-art housing development and met the owner’s budget, schedule & quality goals.

BUDGET & SCHEDULE CHANGES

Value engineering during preconstruction and construction retained the owner’s desired scope, all while meeting budget and schedule requirements.

QUALITY CONTROL

The project’s unique structural and architectural features required a rigorous quality control plan. Collaboration with the owner and design team resulted in a high quality, weather-tight mixed use tower.

"I propositioned Andersen Construction with an overwhelming project. Construct Yard, the first high-rise multi-family project in Portland’s coveted east side, under close public scrutiny. Complete the project with a thin budget without compromising complicated architecture. Andersen responded with a project team making the job seem simple plus an absolute pleasure to work with. They brought well-conceived ideas and enthusiasm to the intricate project. Reacting to the various twist and turns a project can take, the team never let go of a positive attitude and the highest level of professionalism. The project was delivered with a craftsman’s eye for details, the construction budget intact, tenants occupying the building within the schedule put forth at the beginning of the project. In the end, Yard was the recipient of an unsolicited offer to buy, returning the highest price paid for a multi-family project in Portland."
