This is The Emerald tower construction site, located on 2nd & Stewart in downtown Seattle. Just one block from Pike Place Market. In the hot Seattle construction market, The Emerald is one of the most challenging logistical sites in the city. From a glimpse, it’s difficult to picture a 41-story, 381,571 square foot high rise tower on the site. But Andersen Construction’s crews are on schedule and budget to deliver the project to client Mirador CWZ LLC.

Andersen’s crews are currently excavating a 5-level, 70’ deep underground parking garage and the tower crane will be erected in February, 2018. The 41-story above-ground tower is built directly adjacent to the Broad Acres Building and cantilevers above Broad Acres on the 17th floor. Extensive preconstruction planning and coordination with neighbors and the City of Seattle are the solution to the complexities of the site and disruption avoidance to neighboring buildings. Additional highlights include Channel Glass curtainwall on levels 1-3, a ground level restaurant, 3rd floor amenity spaces, penthouses on levels 34-38 and a rooftop common space for residents.
