As a CM/GC, Andersen has made it our mission to be a value-added member of our Client's preconstruction teams. Pre Construction Services

The Cost Model Estimate Sets the Course

The first estimate Andersen will prepare and present to The Owner will be based upon The Architect's schematic design documents for The Project, and information gathered from the building investigations.

The Next Step - Reconcile with The Owner's Budget

We will look for, and reconcile any differences in work scope & unit pricing that exist between the budget The Owner has been carrying for The Project and Andersen's estimate.

Strong Estimating Staff

Andersen's full-time estimating group includes structural, civil, mechanical, and electrical engineers. Having this expertise in-house enables Andersen to respond quickly to The Architect's need for estimates and cost feedback before ink is committed to plans. We are able to provide in-house cost estimating for all elements of project design including civil, structural, architectural, mechanical and electrical. It also gives us an insightful capability for both value engineering the design, and marrying the most effective construction methodologies with the design approach.

Superior Design / Build Capabilities

Andersen's Design / Build portfolio includes a diverse range of project types. Our technical expertise enables us to manage projects such as healthcare and high technology facilities that incorporate complex mechanical and electrical systems.

Construction Safety

Andersen's 4 Steps to Safety:

1. Establish a drug-free workforce
2. Intense worker-by-worker orientation and training in the rules and procedures fundamental to working safely
3. Provide workers with all the safety equipment, including eye and hand protection, necessary to perform their jobs without injury
4. Should workers experience an injury, Andersen immediately enrolls the injured worker into our Return to Work Program with the purpose of providing light-duty work for the worker until they are medically released to again join their fellow workers

Startup & Commissioning Services

At the start of The Project, Andersen's in-house MEP staff will join in the planning for the eventual start-up and commissioning of the MEP systems. They will work with Andersen's on-site team to review the specifications for each piece of equipment and develop complete task lists that establish start-up procedures for each component. The tasks will be committed to a start-up schedule which will be included in sub and supplier contracts, and used weekly. Long before the appointed day that The Project is turned over, Andersen will have tested and proven all systems operate correctly, building staff are trained to operate the systems, and that all O&M manuals and as-builts are in-hand.

Sustainable Building Design & Construction

The LEED standards and rating systems provide a very systematic and prescriptive path for the designer and builder to follow in order to achieve a "Green" building. However, Andersen is committed to taking the next step in truly understanding and implementing sustainability.

Andersen is a Founding Member of The Oregon Natural Step Network (Oregon Natural Step Construction Industry Group). The Natural Step Network is an international network of organizations constituted to accelerate the movement toward a sustainable society. The Natural Step views sustainability from a holistic perspective where Modern Technology, Human Society, and the Earth are a single system that must operate balance with each other. The systems analysis approach of the Natural Step provides a reasonable and logical formula to quantify the actions and steps needed implement sustainable design and construction practices. By following this process it allows for the setting of sustainability goals at the start of the project, rather than layering in "Green" building features that may have limited benefit and unnecessary costs.

Andersen is taking the fundamental tenets of the Natural Step and applying them to the construction process. It is our intention to take the LEED standards for design and construction to the next level of sustainability. We foresee using a practical and feasible manner to bridge the gap between where "Green Building" is today and the vision of the Natural Step for a Sustainable Society.
