The Cost Model Estimate Sets the Course The first estimate Andersen will prepare and present to The Owner will be based upon The Architect’s schematic design documents for The Project, and information gathered from the building investigations.
The Next Step — Reconcile with The Owner’s Budget We will look for, and reconcile any differences in work scope & unit pricing that exist between the budget The Owner has been carrying for The Project and Andersen’s estimate.
Ongoing Estimating to Keep Costs Within Project Budget In addition to the Cost Model Estimate, Andersen will prepare detailed construction cost estimates at 100% Schematic Design, 50% Design Development & 100% Design Development, 50% & 90% Construction Documents.
Tracking Estimate to Estimate Progress • When we present The Project Team with an estimate we reconcile the current estimate against the Cost Model estimate. • This comparison allows the Team to quickly pinpoint any cost variances. Together, The Owner, The Architect, and Andersen will investigate the reasons for variances, and determine what adjustments are necessary to maintain design – budget alignment.
Sustaining Design-Budget Alignment Experience has taught us that to meet The Owner’s budget goals we must make sure the estimated cost of construction fits within The Owner’s stated design goals for The Project each step of the way. We refer to this process as alignment, and alignment is a guiding principle directing Andersen’s work with The Bluff Project Team in estimating, budgeting, and establishing the Guaranteed Maximum Price (GMP). The goal is to solve design-cost issues as they surface, and bring the budget and design into alignment prior to moving on to the next design level. |
